It may have been said before, but in real estate, the choice of sector is a crucial factor. It largely determines if your property will hold a little, a lot or less value over the years. But how do you choose the right area? Here are five ways to choose the right sector.

1. Check out the right neighborhood

Google Maps Street View that are available through DuProprio announcements are convenient, but they do not say anything about the area. During the visit, allow time for a full tour of the neighbourhood.

Check if there are things that may annoy or please you in the neighbourhood. If the view of an electricity pylon or the presence of a factory a few blocks away puts you off, such things should be taken into account when choosing a sector because it is unlikely that they will disappear from the landscape. Be careful.

2. Listen to your instincts

Realize that it’s a shame if you have to leave the windows closed during the summer because the nearby factory produces unpleasant odours. If you do not want something like this to be a reoccurring problem, come back on a number of occasions to check the air quality of the neighbourhood before buying. If possible, do these tests at different times of the day to give you a better idea of the situation.

This is a detail that may seem insignificant at first thought, but after several years of enduring unpleasant fumes, many owners see red. How many times have we seen groups of people complain about a company that is polluting the air in some way?

3. Listen for noises

Open your ears – there may be a road, a shop, a playground, or a neighbor that is noisy right around the corner. Again, it is also a good idea to check back at different times throughout the day or week to see the frequency and intensity of the noise. If there is public parking next to the house you’re considering buying, it is obvious that there will be a lot of comings and goings – are you ready to endure that noise?

4. Talk to the neighbors

If you think that the owner lacks objectivity, do not hesitate to speak with a few of the neighbours before buying. What do they say about the quality of life in the neighborhood? Have they pointed out any potential problems that may discourage you from buying in the sector? Are they aware of a situation that could potentially devalue the neighborhood?

It may seem intimidating to conduct such a survey, but do not forget that you are investing a large sum of money in the purchase of a property, and in the long run it is better get all of the necessary information in order to make the best choice.

5. Evaluate the location

How far is this sector from certain services such as groceries, schools, pharmacies, and hospitals? How long will the commute take to get downtown or to your work? Will you spend your life in traffic? Does the neighbourhood meet your needs as well as those of your family?

Think over the information that you have gathered and weigh out the pros and cons before buying in that sector. Try and predict how the district will develop. Is it a place that will be in demand in the coming years?
